MARKETING STRATEGY FOR THE SALE OF REO PROPERTIES

Obtain a minimum of 3 independent bids from licensed contractors for the repair of the property. |

Complete a thorough Price Opinion on the property including:
(a) Exterior Photos of Subject (b) Interior Photos of Subject (c) Detailed Photos of Needed Repairs (d) Photos of Comparable Properties (e) Photos of Influencing Factors |

Establish utilities in my name. I will pay all utility bills and then submit for reimbursement (this process can easily be adjusted to fit any process you may need). |

Oversee and monitor repair process and general maintenance such as lawn care, cleaning, etc. |

Enter property into two local multiple listing services. |

6. |
Prepare a professional information sheet highlighting the advantages of the property. These information sheets will include a picture of the property and will go in an information box in the yard next to my sign and to over 1,000 agents in the area. |

Run advertising ads in the Minnesota and/or Wisconsin newspaper. |

8. |
Run ads in any appropriate Real Estate publication. |

9. |
Handle all inquiries on the property. |

Enter property into two local multiple listing services. |

Pre-Qualify all potential buyers before submitting purchase offers. |

Negotiate all purchasing offers. |

MONTHLY REPORTING
My process for monthly reporting including the submittal of bills for payment varies from client to client. I can adjust my system to fit your needs. The most common way that I currently do this is for me to pay the bills and then submit a reimbursement to the client on a monthly basis.
I also will provide to you a bi-weekly status report on each property, including a record of activity on the property, current state of repair, and current marketing events to date.

I currently have an administrative assistant that ensures that all of the utilities are handled in a timely manner, all billings are paid, all reimbursements are submitted correctly and in a logical form. This assistant also puts together promotional events and advertising for the listed properties. In addition, she handles all the day to day details which come with REO properties.
I have a marketing assistant who ensures that all of the properties are being properly exposed to the marketplace. This includes promotion to agents, advertising, and public promotions.
I have a sales assistant who ensures that all prospect calls are professionally handled. Anytime a prospect calls on one of your properties, I want them to get accurate information and access to the property as quickly as possible.
